High-rise façades in Ahmedabad and GIFT City are at a turning point, a question of regulation, climate response, budget, early consultant involvement and long-term maintenance. Ahmedabad is finally entering the league of taller buildings, with schemes of 100–150 m and beyond now under design and construction. GIFT City already concentrates a significant number of high-rises and operates under a more tightly controlled regulatory regime. The panel examined what this shift means for façade design, delivery and long-term performance.
Regulatory contrast between Ahmedabad and GIFT City
GIFT City follows a process-oriented approval system with mandatory peer review of façade design and proactive fire-department oversight at every stage from development plan to occupancy and regular audit. Ahmedabad Municipal Corporation rules, including a 50 % glass limit in the GDCR, are frequently not enforced, resulting in full-glass envelopes that ignore local climate. Panelists argued that Ahmedabad should introduce peer review for buildings above 70 m and align its approach more closely with GIFT’s controlled conditions.
Climate and design response
Ahmedabad’s hot, dusty, semi-arid climate demands more than glass boxes. Full-height single glazing was described as a thermal liability that simply increases air-conditioning load. The panel stressed the need for fins, shading devices, balanced solid-to-transparent ratios and high-performance double glazing even on ordinary residential windows. Residential glass façades were questioned on grounds of cost, maintenance, privacy and cultural fit; commercial buildings were accepted as already committed to glass but still requiring climate-responsive detailing. One contributor noted that modern architecture was developed for European weather and that Ahmedabad must respond to its own conditions.
Budget, early involvement and maintenance
Façade cost cannot be fixed as a simple percentage of total project cost. Benchmark data based on glazing area rather than built-up area, system type, glass specification and inflation must be used. Aluminium price volatility was cited as an example of the difficulty of locking budgets early. Early appointment of the façade consultant, ideally at schematic stage, alongside the structural and MEP teams, avoids costly rework on post-tensioned slabs, lighting, drainage and cleaning provisions. Building-maintenance units should be treated as an integral part of the façade package; without them, glass replacement and long-term cleaning become impractical on complex geometries. A building may take one year to design and four years to construct, yet must perform for forty years; maintainability must therefore shape design decisions from the outset.
Height, infrastructure and the next decade
Taller buildings bring exponential increases in risk, maintenance complexity and infrastructure demand. An earlier proposal for a 165 m building in Gandhinagar was rejected by the pollution-control board because the projected traffic impact could not be managed. Panelists argued that city infrastructure must lead real-estate ambition and that there is a threshold beyond which further height may not be justified. High-performance tested systems, thermal breaks, proper cavity fire stops and mandated maintenance strategies were identified as the minimum requirements if Ahmedabad’s high-rise future is to remain liveable and safe.
