Mitul Gajjar addressed the technical and regulatory requirements that govern high-rise façades in Ahmedabad and GIFT City, stressing early coordination, rigorous testing and fabricator quality.

Recommended façade systems

Wind-tunnel analysis and the correct application of IS 875 Part 3 are essential for determining design pressures on tall buildings. Post-tensioned concrete slabs require careful coordination of anchors and cast-in channels if the façade is to avoid later rework. The building envelope must also respond to environmental and green-building requirements covering daylighting, thermal and acoustic comfort, solar control and, where relevant, LEED certification.

Performance testing and fire compliance

Recommended testing includes air infiltration at 1.5 times design pressure, water testing under simulated hurricane conditions, structural load testing to 1.5 times design to confirm no permanent deformation, and seismic-drift simulation to ensure the system can move without glass-to-metal contact or seal failure. Fire and safety compliance must follow NBC 2016 and the requirements of the local fire authority.

The fabricator’s decisive role

Although the façade typically represents only 15–20 % of capital cost, it drives a disproportionate share of post-completion litigation. Glass breakage caused by nickel sulphide inclusions in tempered glass remains a significant hazard that careful fabricator selection can help mitigate. Best-practice fabricators provide technical assistance during design, operate climate-controlled shops, maintain digital traceability, perform adhesion testing and use laser-guided installation.

Shop-glazing mitigates risk through climate-controlled curing of structural silicone, automated CNC precision that keeps hole and miter accuracy within 0.5 mm, and multi-stage quality control that includes deglaze and butterfly testing.

Logistics are equally critical. Custom stillages prevent glass-to-glass contact, protective films guard against concrete runoff and welding sparks, and air-ride suspension trailers minimise vibration stress on structural seals.

Gajjar concluded that early engagement of a capable fabricator, rigorous testing and attention to the entire delivery chain are non-negotiable for high-rise envelopes.
